Alabama wins on property tax by a wide margin. Lincoln County, TN collects roughly 0.51% of assessed value (median bill around $579/year on the county median home). Limestone County, AL collects roughly 0.31% (median bill around $378/year). On a $300K home, that’s roughly $1,500/year in TN versus $930/year in AL — about $570 a year in Alabama’s favor. Tennessee offsets that by charging no state income tax, while Alabama tops out at 5%.
Is Ardmore in Tennessee or Alabama?
Both. Ardmore is literally split by the Tennessee–Alabama state line. The TN side is ZIP 38449 (mostly Giles County, partly Lincoln County); the AL side is ZIP 35739 (mostly Limestone County, partly Madison County). The post office is on the Alabama side. The high school is on the Tennessee side. Property tax, income tax, school zoning, and disclosure law all change at the line. Do I need 20% down to buy a house in Tennessee?
No. FHA loans go as low as 3.5% down with a credit score of 580+. VA loans (active duty, veterans, and many surviving spouses) are 0% down. THDA — Tennessee Housing Development Agency — runs first-time-buyer programs in Pulaski and Fayetteville with down-payment assistance up to $15,000 in certain zip codes. Why does my mortgage keep going up if my rate is fixed?
Escrow. Your principal and interest are fixed, but your taxes and homeowner’s insurance — both held in escrow by the lender — get re-assessed annually. Real Reddit example from a homeowner: “I bought in 2020 and my mortgage has gone from $1,800/mo to $3,410/mo in 5 years.” Property taxes rise as appraised values rise, and insurance premiums have climbed double-digits in many TN/AL counties since 2022. Budget for 5–10% escrow growth a year, not 0%.
Do I need to disclose a death or stigma when selling in Tennessee?
Tennessee law does not require disclosure of psychological stigmas (deaths, paranormal claims, prior occupants with diseases) — TCA §66-5-207 explicitly protects sellers from liability for non-disclosure of these “stigma” facts. You must disclose material physical defects (roof leaks, foundation issues, known mold, prior flooding). When in doubt, disclose — it kills lawsuits.
