If you know your likely buyer pool, you can deal with those items on your own schedule instead of under a 10-day deadline.
Timing
Spring and early summer are the strongest showing months here and they line up with the school calendar, which matters for family buyers. But a well-priced, well-prepared house sells in January too, and it competes against far less. The worse mistake is listing in the best month at the wrong price and then chasing it down.
